POSITION Overview:
A Maintenance Technician II is generally responsible for providing maintenance services related to the operations of a client's property to keep it comfortable and functioning properly.
This includes light electrical duties such as changing light bulbs and ballast, plumbing, appliance maintenance, and renovation.
A person in this position should be able to troubleshoot issues.
The person in this role represents the company to the client, tenants, and vendors.
GENERAL DUTIES AND
Responsibilities:
Maintenance Technician II duties include, but are not limited to, performing general building maintenance without supervision and leading other maintenance workers and technicians as necessary, as well as making minor repair to walls, doors, ceiling tiles, etc.
and minor plumbing and electrical maintenance.
Generally, a van is provided for tools and transportation to and from stations.
Working hours are generally after usual business hours.
Duties include the following:
Replacing lights and ballast; Operating a variety of equipment and machines, including saws, drill presses, and various hand and power tools to perform repair and maintenance work; Maintaining tools and equipment in a safe, clean, and proper working condition; Preparing surfaces for painting and varnishing and apply surface coverings as required; Drywall removal and installation knowledge; Troubleshooting issues and conducting repairs as needed; Assisting with installation and modification of building equipment systems; Troubleshooting, evaluating, and making recommendations to upgrade maintenance operations and/or implement savings opportunities; Responding immediately to emergency situations and customer concerns; Inspecting systems for safety and efficiency; Communicating regularly with supervisor; and Complying with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits.
REQUIREMENTS:
Reliable attendance and punctuality.
Transportation to and from work.
Valid California Driver's License if job includes travel.
Physically able to perform light duty labor and lift up to 60 pounds and push up to 100 pounds.
Physically able to walk, stand, lift, reach, bend, kneel, climb, twist, pull, squat, grasp, and use arm-hand coordination on a consistent basis.
Understand and follow California law, specifically regarding time recording/meal breaks/rest breaks.
Ability to stand, walk, and sit for long periods of time.
The employee may occasionally lift and/or move a minimum of 60 pounds of office or facilities equipment (pumps, tools, ladders) and ability to safely install rigging/lifting devices.
Knowledge of how to use electronic time tracking system and other applications on cell phone and computer.
At least one year of experience in a similar position.
